Concept has Flex Appeal
He figured there must be a way to allow buyers greater choice in the design of their homes. After playing with the floor plans - adding wider hallways, extra windows on the front, three or four bedrooms, laundry facilities on any of three levels, and an upgrade option of completed attic or custom finished basement - the Flex Home was born.
This concept allows prospective buyers to create up to 30 different interior layouts from one footprint, including location of the staircase, and wheelchair accessible options. Instead of the standard A and B elevations, it offers six exteriors.
"What often happens at a building site, is that someone likes the basic plan, but their needs dictate different uses for certain areas," explains Jeronimo, who has 29 years' experience in home building.
"They may want a second-floor laundry room, and that in turn opens the main floor a little, allowing for an enlarged family room. They may want a home office near the front door instead of a formal dining room. With this flexible home idea, they can mix and match one ground floor plan with a completely different second floor plan."
Unveiled at Mesa - DeNoble's 50-house site in Whitby's north end - the unique Flex Home has met with tremendous response.
"Even other builders are checking it out," Jeronimo says.
The flexible plan works especially well with smaller lots because creativity is key when a few inches can make a difference. But buyers in every size range have embraced the concept, Jeronimo says, because it's a unique opportunity to "customize" their own space, and to be in on the design of their own home.
While he has found that buyers are knowledgeable about design and architecture, thanks to media, there are sales and design staff on hand to help guide them through the process of arranging the layout.
Builder Steve DeNoble has been in new home construction in Whitby since 1991, after he was downsized from his auto manufacturing job. He took the plunge into his passion of home building, but kept development small and manageable. Working exclusively in his home town of Whitby, his wife, Kim, now manages sales.
"People know us because we live here, shop here, dine out, and have raised a family, so we have to be accountable," Kim says. "We know what families want and need - flexibility - so involving our in-house designer to give buyers that just made sense."

Home Grown Homebuilder
Home is where the heart is. For many, this statement is a reflection of the property they own; the place they live. But for Steve DeNoble, president of DeNoble Homes, it is a statement that reflects a personal commitment to quality construction.
It was approximately 18 years ago when DeNoble decided to leave his career with a local automotive manufacturer to take a chance on real estate. After renovating and renting out several properties, he quickly began construction on his first homes in Whitby. It was at this point that he discovered a real interest in new home construction.

In 2003, DeNoble Homes was awarded a President's Award from the Ontario New Home Warranty Program (now Tarion), which is only granted to approximately 10 per cent of homebuilders in Ontario.
